However, the Service Levy indicated above excludes the following. Capital repair or major renovation carried out to the Residences to render them suitable for guests use, Expenses incurred for refurbishment programme that is carried out once every 5-10 years to the Residences in order to maintain their standard and marketability.
In deriving the revenue pool, a 4% Capital Reserve provision shall be set aside by Puravarna to cover Capital repair or major renovation in the Hotel. The 4% Capital provision shall be calculated against the gross Room revenue. A sinking fund contribution of Baht 20 per square metre per month per fraction is payable monthly in advance by the owners.
